The Old Rectory

An effortless, traditional style of hospitality…

Experience the real England away from the crowds in this classic Georgian house, located in a beautiful landscape made famous by Jane Austen. Set in an acre of walled garden in the centre of Headly village but only a stone's throw from National Trust land, this is a welcoming Wolsey Lodge where you can fully relax, with the rural peace disturbed only, perhaps, by the the clunk of croquet mallet on ball.

Glimpses of the church next door can be seen from the large terrace, perfect for eating outside. The breakfast is excellent as is the interesting conversations you can expect to have with your hosts. The peaceful garden is the pride and joy of your host Phyllida, who is an imaginative gardener (though it is her husband who does all the hard graft) and organises garden visits in England as well as abroad in southern France and Italy. There is not much she doesn’t know when it comes to gardening!

There are just two guest bedrooms here so you'll never feel crowded. Besides the array of colours, flowers of interest and rare specimen trees, there is a pond and croquet lawn that guests are very welcome to make use of. This bed and breakfast is traditionally and comfortably furnished and is, above all, a much-loved home.

Your B&B Hosts

Friendliness and relaxation are the keynotes in Robin and Phyllida’s home and they love the diversity of B&B guests. Robin is a retired publisher and Phyllida was, for many years, involved with the Garden Museum (formerly The Museum of Garden History) which was founded by her parents.

It is five miles from Jane Austen’s house and museum at Chawton. Portsmouth Dockyard (with HMS Victory, The Mary Rose, and Warrior), Gun Wharf Quays and the ferries to the continent and the Isle of Wight are half an hour away. Glorious Goodwood with its racing, classic car events and Festival of Speed is less than 40 minute’s drive, as are Winchester and Chichester, with its Cathedral and theatre. Petworth House is closer, with its Turners and grounds laid out by Capability Brown. We are convenient for Grange Park Opera and the Watercress Line steam railway runs between Alresford and Alton. Heathrow and Gatwick can be reached within the hour.
